Development is a broad category that includes the overall formation and supervision of a development team of consultants and contractors to design and complete a project. The developer hires the architect, engineers (civil, structural, mechanical, electrical, and plumbing), space planner, landscape architect, interior designer, security consultants, and others as needed to complete specifications and contract documents. The developer bids and negotiates a construction contract with a general contractor and subcontractors, as well as supervises the construction of the project through substantial completion, punch list, tenant improvements, and move-in.
Rusty Trenary, the principal of Trenary and Associates, Inc., has over 30 years experience in real estate development, beginning with office development at Southland Investment Properties, a 3000-acre master planned development in Irving, Texas. Subsequently Mr. Trenary developed a garden office and a mid-rise office while working with Watergate Development Corporation. He then transitioned to Hunt Properties as Vice-President of Development and Property Management, where he supervised 30+ employees. While at Hunt Properties, he developed two mid-rise offices, renovated the White Rock North Shopping Center in Dallas, Texas, and developed land planning for a 1,700-acre mixed-use development on the Bataquitos Lagoon in Carlsbad, California and the Ontario Regional Shopping Mall in Ontario, California. He also managed an inventory of land, retail, office, office showroom, and warehouse properties. Other responsibilities included management of the Employee's Consolidated Pension Trust properties and serving as the company spokesperson in the planning of the State Highway 190 corridor.
In 1983 Mr. Trenary became President of the newly formed Praxis Development Company, where he developed Providence Towers, a 500,000 square foot, class-A office building in Farmer's Branch, Texas. Total change orders were less than $200,000 on a $37,600,000 GMP construction contract. In addition to Providence Towers, 120 acres of land was developed in Richardson and Plano for commercial lot acquisition and a mixed-use development of five office towers at Noel Road and Montfort was rezoned for a Planned Development with the city of Dallas.
